The short version
First AML is a global AML/KYC platform, also active in New Zealand and the UK, with a genuinely strong content and guidance arm — including an exclusive training partnership with the Real Estate Institute of Australia (REIA). Their team has translated AUSTRAC's 120+ page AML/CTF Rules 2025 into plain-English guides, which is real, useful work.
But guidance is different from decision-making. First AML gives you the platform and the knowledge to run your own compliance program. AML HQ gives you both the platform and a real, named, AUSTRAC-accountable Compliance Officer who actually reviews files and makes the Approve/Hold/Escalate call — the specific thing AUSTRAC requires a qualified human to do.
The one question worth asking any provider: if AUSTRAC ever asks "who made this decision, and on what basis?" — is there a specific, named, accountable person whose job that is? With First AML, that's you or your internally-appointed compliance officer, supported by their guidance. With AML HQ, that's already built in as the default.
To be fair — First AML has real network-scale adoption
First AML has genuinely strong evidence of broad real estate industry reach in Australia, including publicly announced relationships with organisations such as the Real Estate Institute of Australia, First National Real Estate, REIWA and Raine & Horne. Those relationships don't prove every implementation succeeded, but they're real, verifiable evidence of scale that's worth acknowledging honestly.
AML HQ is newer to the market — and we'd rather say that plainly than pretend otherwise. But newer isn't the same as less capable. AML HQ was built specifically and recently for AUSTRAC's Tranche 2 reforms, by Certified Professional Business Advisors who took the time to build a genuine compliance structure — a real embedded Compliance Officer model, SENTINEL's group oversight architecture, and CPBA methodology — rather than retrofitting an existing multi-country, multi-sector platform onto a brand-new Australian obligation. Being recently built for exactly this problem is the reason the model fits it this closely.
One thing worth correcting directly: it's sometimes suggested that "technology configuration and integrations" matter more for a franchise than having a provider-supplied Compliance Officer — as if the two are a trade-off. They're not. SENTINEL is the technology configuration and integration — role-based portals, GreenID identity verification, AI-assisted risk assessment, group-wide oversight — with a real Compliance Officer built into that same system, not offered as an alternative to it.

Where First AML genuinely does well
Credit where due — First AML's plain-English breakdowns of the AML/CTF Rules 2025 are some of the clearer material in the market, and their REIA partnership gives them real distribution and trust within the industry. If your team wants to genuinely understand the legislation deeply and manage compliance in-house with strong self-service tools, First AML is a legitimate, well-resourced option.
Where AML HQ is different
- A real person owns the decision, not just the knowledge. Understanding the Rules and being the accountable decision-maker are two different things — AML HQ provides both.
- Built specifically for Australian real estate from the outset, not a global platform serving multiple sectors and countries.
- Transparent, published pricing — no "contact us" step required to know what this costs.
- Fees can be passed on, so price isn't the deciding factor. Any agency can apply vendor admin fee recovery with any provider — it's a general business practice, not unique to us. We actively guide you through it because our fee reflects real human involvement, and we don't want that to be a barrier to choosing the right compliance model.
- The CFO Model is genuinely unique, though — not fee recovery, but a real profit centre. The finance income it generates can cover the AML expense entirely and add further income on top.
- Franchise networks get real oversight through SENTINEL's Head Office portal — visibility across every office, including ones not yet on AML HQ.
Already using First AML's guides to self-manage?
That's a reasonable starting point — but worth a conversation about what happens the day a file gets genuinely complicated.
